Inner-City Condo Market Update: Fall 2026

Calgary’s inner-city condo market continues to attract first-time buyers, investors and downsizers moving in from the suburbs. Here is what we’re seeing on the ground this fall.

Inventory is up, but well-run buildings still move fast

There are more condos for sale than a year ago, which gives buyers more choice and more room to negotiate. But units in buildings with healthy reserve funds, reasonable fees and good management are still selling quickly, often within the first two weeks.

Buyers are doing their homework

Today’s buyers ask for condo documents early and compare fees per square foot across buildings. Sellers who have documents ready before listing are seeing smoother, faster deals.

What it means for you

  • Buyers: take advantage of choice, but move decisively on the right building.
  • Sellers: price to the current market, stage well and prepare documents in advance.
