Buying a Condo or Loft

Canadian first-time buyers may be able to use several federal programs. Eligibility rules change, so confirm the details with your lender, accountant or the Government of Canada before relying on them.

Closing Costs in Alberta
Budget beyond the down payment
Alberta has no provincial land transfer tax, which saves buyers thousands compared with other provinces. You'll still want to budget for:
- Land titles and mortgage registration fees
- Legal fees and disbursements
- Home inspection and title insurance
- Mortgage default insurance (under 20% down)
- Property tax and condo fee adjustments
